How Much House Do I Really NEED?

I’ve mentioned before that I am currently on the hunt for a house.

– Don’t pirates normally live on ships?

Well sure, but they also need places to stay while they are on land for an extended period of time.

-How extended?

The foreseeable future.

-That’s pretty extended…

Yup. Sadly still in my landlubber days. My dream ship is on hold for now.

But houses can still be fun!

My house search is focusing on a few main ideas:

  • Moving closer to work will cut down commute time
    • This will cut down fuel costs and car maintenance costs
  • Own my own space
    • Decorate how I want
    • Room to spread out
    • Ability to get a cat
  • Get into the housing market while interest rates are still low.
    • Lock in a good rate so payments for the next 15-30 years will be low

Those are the reasons I am looking for my own place (I currently live in an apartment with a roommate).

-You’re getting a cat!? Are you crazy!! Cats are evil!

Cats are awesome and you won’t meet my cat anyway so I don’t know why you’re worried.

-I’m not worried, I just don’t understand why you would want a CAT of all creatures.

Cats are historically good luck for sailors, most ships had at least one cat on board for companionship and to eat rats that might have snuck on board.

But we are getting off topic.

I’m looking for my own place and have set up my budget as $150,000 with a 10% down payment.

I’m looking in a very limited area because I am trying to move closer to work, but so far have seen about 15 houses in my budget and location.

Some have been absolutely fabulous, others have been okay, and a lot have been in a “WTF were the architects/ decorators thinking” category.

-If you’ve already found an absolutely fabulous place, why the heck didn’t you buy it?

I tried! I’ve put in offers on two places, went OVER list price with the offers, and got beat out both times by cash buyers.

The first one was a 1 bed, 1.5 bath, 967 sq. ft., 2-story end unit condo that was listed for $113,900. I offered $115,000 + closing costs. No deal.

The second one was a 3 bed, 2.5 bath, 1,178 sq ft, 2-story mid unit condo that was listed for $129,000. I offered $135,000 + closing costs. No deal.

I’m looking at one right now that is a 2 bed, 2.5 bath, 1,435 sq ft, 2 story mid unit condo that is listed for $149,900.

That is right at the tip top of my budget already, not including I’d have to go over list to get it.

It’s making me think a lot about how much house I really NEED.

My list of wants is:

  • 2-story
  • 2 bed (1 bed + den/office)
  • 1.5 bath
  • no one above or below me
  • open floor plan
  • fireplace
  • utility area with room for full size washer/dryer

If I was just going with what I NEED, I could probably do with a 1 bed, 1 bath, 500 sq ft place on the 3rd floor with laundry facilities 2 streets over.

But buying this place really isn’t about what I NEED, it’s about where I see myself for the next 5-10 years and finding a place I can call home.

-Just build a nest in a tree.That’s what I do.

…Do parrots build nests?

-I actually don’t know.

But you just said-

-I make pillow nests in tree houses in the neighborhood.

I suppose parrots do make nests then.

Anyhow, I’m going to keep looking for a place to call home, attempt to stay in budget, and hopefully won’t get beat out on the the next deal.
